Living in Málaga

International city with Mediterranean lifestyle on the Costa del Sol

Málaga has become one of southern Europe’s most dynamic cities. What was once known primarily as the airport city of the Costa del Sol is today a vibrant Mediterranean city where culture, technology and quality of life come together.

For international buyers, Málaga offers a unique combination: a historic city center, a growing international community, a strong economy and direct access to the sea. As a result, the city attracts both lifestyle buyers and investors.

More and more international buyers are discovering that living in Málaga is a very different experience from living in the classic coastal resorts of the Costa del Sol.

The identity of Málaga

Málaga is among the oldest cities in Europe. Founded more than 2,800 years ago by Phoenician traders, the city has seen influences from Romans, Moors and later the Spanish crown over the centuries. This long history is still visible today in monuments such as the Roman theater, the Alcazaba and the Cathedral of Málaga.

For a long time, Málaga was primarily an industrial port city. In the last 20 years, however, the city has undergone a remarkable transformation. Large investments in culture, infrastructure and urban development have turned Málaga into a modern, international city.

Museums such as the Picasso Museum, the Centre Pompidou and the Carmen Thyssen Museum have given the city a strong cultural identity. At the same time, the technology sector has established itself here, with international companies and research centers positioning Málaga as one of the most important technology hubs in southern Europe.

The result is a city with a unique blend of historical heritage, Mediterranean lifestyle and a modern international economy. As a result, Malaga attracts a diverse group of residents: local families, international professionals, digital entrepreneurs and buyers looking for a second home in a vibrant city by the sea.

Why Málaga is one of Europe's fastest-growing cities

Over the past ten to fifteen years, Málaga has developed into one of the most dynamic cities in southern Europe. Whereas the city was once known primarily as a gateway to the Costa del Sol, today it has acquired a distinct international economic role.

A key driver of this growth is the development of the Málaga TechPark (Parque Tecnológico de Andalucía). This technology campus is home to hundreds of companies ranging from international technology companies to research centers and innovative start-ups.

In addition, several major international companies have chosen to locate their European or regional operations in Málaga. For example, Google opened a cybersecurity center here and other technology companies are also expanding their presence in the city.

The combination of an international airport, an attractive climate, relatively affordable housing prices and a high quality of life makes Málaga particularly attractive to international professionals and digital entrepreneurs.

For the real estate market, this means that demand for housing in the city has increased significantly in recent years. Both international buyers and foreign workers settling here contribute to a stable and growing demand for real estate.

For international buyers, it is important to understand that living in Málaga can vary greatly depending on the neighborhood. The choice between a historic apartment, a modern city apartment or a villa in a residential neighborhood largely determines the living experience.

Centro Histórico

The historic center is the cultural and social heart of the city. Narrow streets, squares and historic buildings give this district a unique atmosphere that is hard to find elsewhere on the Costa del Sol.

Real estate here consists mainly of renovated apartments in historic buildings. Many buyers choose this neighborhood because of its lively environment with restaurants, museums and stores within walking distance. It is an ideal location for those who want to experience real city life.

Teatinos

Modern urban district with international growth

Teatinos is one of Málaga’s most modern neighborhoods. The district has grown significantly around the university, new hospitals and technology companies.

LA TÉRMICA EN TORRE DEL RÍO

Modern seaside residential zone with new architecture

West of the center of Málaga, a new residential zone is developing around La Térmica and Torre del Río. This area lies directly on the beach and has undergone a strong transformation in recent years.

Where industrial buildings once stood, a modern coastal zone is emerging today with contemporary architecture, wide promenades and new residential projects.

Real estate here consists mainly of recent new construction projects with large terraces, communal pools and sea views. Projects such as Málaga Towers have put this area on the international map, attracting buyers seeking modern seaside living within the city limits of Málaga.

Thanks to its location between downtown Malaga and the airport, this neighborhood is also practical for international residents who travel regularly.

Other residential zones within Málaga

Besides the better-known neighborhoods, Málaga has dozens of smaller urbanizations and residential zones, each with its own character.

For buyers, factors such as orientation, views, privacy and the quality of the urbanization are often more important than the name of the neighborhood itself. After all, two homes in the same neighborhood can vary greatly in value depending on their location and views.

Examples of interesting smaller residential areas include El Candado, Cerrado de Calderón, Monte Sancha and Parque Clavero. These residential areas often combine tranquility and space with a relatively short distance to downtown or the coast.

Lifestyle in Málaga

Living in Málaga means living in a city where most of life takes place outdoors. The Mediterranean climate ensures that terraces, beaches and promenades are an important part of daily life.

The city has an exceptionally diverse gastronomic offer, from traditional tapas bars to modern restaurants and international cuisines. New concepts and meeting places are constantly emerging in neighborhoods such as Soho and the historic center.

Along the Málaga coast, beaches such as La Malagueta and Pedregalejo are a natural meeting place. During the day, residents stroll along the boardwalk or exercise by the sea, while beach restaurants create a relaxed atmosphere at night.

In addition, the city offers a wide range of sports and recreation, from golf courses and marinas to natural areas in the hills surrounding the city.

A day in the life in Málaga

The day often begins with a walk along the sea. In the early morning, the promenade of La Malagueta is filled with joggers and residents drinking their first coffee on a terrace overlooking the harbor.

Later in the morning, the city slowly comes to life. In the historic center, small stores and markets open their doors, while residents do their daily shopping or visit a café in one of the squares.

The afternoon passes in typical Mediterranean atmosphere. Restaurants fill with locals and visitors enjoying fresh fish, tapas and local wines.

In the evening, Málaga changes its character once again. The terraces fill up, the streets of the center become lively and the city takes on a relaxed, social energy characteristic of life in southern Spain.

Real estate in Málaga

Malaga’s real estate market has undergone a strong evolution in recent years. The combination of international investment, the growth of the technology sector and the attraction of city life by the sea has led to a marked increase in demand for housing.

The real estate offer in Málaga is very diverse. In the historic center one finds mainly apartments in restored buildings, while in newer areas modern residential projects with communal facilities are being developed. Additionally, in the residential areas around the center are villas and larger homes that often offer more privacy and space.

Price levels vary widely depending on the neighborhood, views and proximity to the sea.

In Málaga ‘s historic center, prices for renovated apartments today are often between €4,500 and €8,000 per m², depending on the building and finishes.

In coastal neighborhoods such as La Malagueta and Pedregalejo, apartments with sea views are often between €5,000 and €9,000 per sq. ft., while unique homes or penthouses can reach considerably higher prices.

New projects in zones such as La Térmica and Torre del Río, where modern residential towers and new-build residences are being developed, are currently among the city’s most exclusive real estate locations. In these projects, prices are often between €7,000 and more than €10,000 per square meter, depending on height, views and amenities.

In residential neighborhoods such as El Limonar and Cerrado de Calderón, homes often consist of larger apartments or villas. Here, prices for villas are usually between €1.5 million and several million euros, depending on plot size, views and architecture.

With the combination of limited space for new construction, growing international demand and the city’s economic development, Malaga remains a real estate market with strong international appeal.

As in other international cities, prices can vary widely within the same neighborhood depending on factors such as views, building quality, floor and presence of outdoor space.

WHAT DETERMINES THE VALUE OF REAL ESTATE

View

Ocean views or panoramic views can have a big impact on the value of a property.

Plot and privacy

Larger lots and more privacy often result in higher real estate prices.

Architecture and quality

Modern architecture and high-quality finishes increase the attractiveness of a home.

Location

Distance to beach, downtown and amenities remains one of the most important price factors.

Rental rules and tourist licenses in Málaga

An important aspect of the real estate market in Malaga is the rules around tourist rentals. In April 2025, new local rules were introduced that restrict the issuance of new licenses for short-term rentals in different parts of the city.

In a large number of neighborhoods in Malaga, and especially in the historic center, new tourist rental licenses are currently no longer granted. This means that it is often no longer possible for new owners to use a property for vacation rentals through platforms such as Airbnb or similar services.

Existing licenses remain valid in many cases, but are subject to specific conditions and controls. In addition, co-owners’ associations (CoEs) within apartment buildings may also impose restrictions on tourist rentals.

Therefore, for buyers who want to use a property as an investment or for rental purposes, it is essential to research carefully beforehand what options still exist. Depending on the neighborhood, building type and existing regulations, rental options can vary greatly.

A proper analysis of the building’s location and legal situation is therefore an important step in the purchase process.
