Buyers see it and think: less cost, better deal.
I see it and start asking questions.

It isn’t automatically a red flag. Sometimes it simply reflects a well-run building with modest shared spaces. No lift. No pool. Not much to maintain.

But sometimes it means something else. Maintenance that’s been postponed. A reserve fund running thin. Costs quietly pushed into next year, or the year after.

Spanish law requires every community to hold a reserve fund of at least 10% of its last annual budget. That’s the legal minimum, not a guarantee it’s enough.

For an existing home, that history is on paper. For an off-plan one, it doesn’t exist yet, the number you’re quoted is still an estimate.

A low fee tells you very little on its own.
What matters is whether there’s history behind it, or just a forecast.

Plans can show dimensions. Renders can create an atmosphere. But neither tells you exactly how the materials feel, whether the proportions work or how carefully the details have been finished.

Last week, we were able to walk through the show home of a new development in Fuengirola. That made the conversation much more concrete.

We could see the joinery up close, move through the rooms and experience how the indoor and outdoor spaces connect. We were particularly impressed by the level of finish at this stage.

Of course, a show home does not answer everything. The position within the development, orientation, privacy and outlook still need to be considered for each individual property.

At first, you notice the space. The wide roads, the mature greenery and the homes set well back from view. Then you realise that the calm you feel here is not accidental. It was part of the plan from the very beginning.

After twelve years here, I still love walking through Málaga without any particular destination. A coffee in hand, a street I had not noticed before and, for once, nowhere we need to be.

It is easy to describe life on the Costa del Sol in terms of sunshine, sea views and beautiful places.

But often, it is these very ordinary moments that make it feel like home.
